Contemporary Rural Dwelling with Terrace and Lough Views

The site for this house is located beside their own farm house across the lane and the clients wanted a new modern dwelling here because of the great views of Lough Neagh in Northern Ireland, and as the site is elevated from the Lough it is an ideal location. The clients wanted a full ECOHome spec for the house as they wanted a ‘warm house’ with low running costs with a a modern design inside as well as out.

The design of the fabric utilised all our specialist thermal bridging and air tightness detailing throughout along with high levels of insulation and a Passive Certified window  system. The construction phase was fully coordinated by FmK resulting in a smooth process and no issues on site. We also attained an excellent air test result, achieving a reading of 0.48 Air Changes per Hour – well below the Passive House requirement of 0.6 ACH.

We designed this with the views over the Lough as the central driver so that we ended up with an upstairs living area coming out onto a beautiful terrace with glass balustrading capturing  the panoramic view. Other features included open plan kitchen, dining (with double height ceiling) and living area with a feature 3 sided gas fire.  These areas all have full height glazing and doors out to patio which also looks over the Lough. There is a cinema room to the front of the house a curved internal wall which also features in the hall way. This hall way has a modern glass and timber staircase with the wall up the side of the stairs stone clad. The house externally is a mix of stone cladding and white render with some feature grey render to accent outshots which turned out an interesting and inexpensive feature.

Another nice touch was the rain chain  feeding into a drained planter at the front porch so that a normal douwnpipe wasn’t needed.

Overall the house is about 3600 Sq.Ft in size and a lovely house at that.
